*4042 Chelet Rental Contract*
This contract was made on 2025-12-07 between:
First Party: 4042 chalet owner, hereinafter referred to as “the Lessor.” Second Party: holding the civil ID number , hereinafter referred to as “the Lessee.”
By virtue of this contract, the first party leases to the second party the property located in Ahmadi Governorate, Sabah Al Ahmad Sea City, Phase 5, Plot 4042. For a period starting from Invalid date and ending on Invalid date, subject to the following conditions:
The duration of this contract is limited by mutual agreement, and the terms agreed upon are binding on both parties.
The first party, as the owner, leases the property to the second party, as the lessee, for the contract duration and under the terms agreed upon.
The second party agrees to pay an amount of 0 as short term rent, in addition to a security deposit of 200 Kuwaiti Dinars, due upon reservation.
This contract is valid from the date of arrival until the date of departure, with check-in after 3:00 PM and check-out by 3:00 PM at the latest.
Failure to vacate the property on time will incur a penalty of 25 KD for each hour of delay, deducted from the security deposit.
Under no circumstances may the lessee stay in the property after the contract period has ended.
The lessee is not allowed to sublease the property covered by this contract to others; otherwise, the contract will be null and void.
The lessee commits to maintaining the property and using it for the purpose it was rented for, and not for any other activity.
The lessee must use the property as agreed in the contract and must treat it as their own property, maintaining its cleanliness inside and out. If violated, the owner has the right to terminate the contract and charge for damages.
The lessee agrees not to throw dirt or waste into the swimming pool and not to bring any type of animals or birds, whether tame or wild, inside the property or in any of its external spaces. Smoking is also prohibited in any indoor facility. Violations will result in contract termination and damage costs will be borne by the lessee.
The lessee must return the property with all its facilities, decorations, furniture, and equipment intact. Removing any property items is prohibited.
The second party agrees to use the property for families only, in accordance with the law, and not to hold noisy parties. The lessee also agrees to maintain good relations with neighbors and not cause them any disturbance. If this clause is breached, the first party has the right to evict the second party from the property, with the lessee still responsible for the days spent on the property. The lessee cannot claim a refund.
The lessee agrees to inform the owner in case of any malfunction in the sanitary or electrical appliances so that the owner can repair them.
The lessee and their companions are fully responsible for any accidents or injuries, including drowning or death, that occur within the property, and the owner is fully absolved of any liability.
Cancellation policy: If the lessee leaves the property before the contract ends, they are responsible for paying the full rent. A 50% deduction applies for cancellations made one week before the contract start date, and a 30% deduction for cancellations made two weeks before the start date. If canceled more than two weeks before, the full amount will be refunded.
The security deposit is due upon signing the contract and will be refunded at the end of the contract within 48 hours to 14 days, after deducting repair costs for any damages.
The lessee agrees to maintain the cleanliness and integrity of the property and all its contents. The lessee is responsible for any damages resulting from misuse and must repair them at their own expense if the damage exceeds the security deposit.
In case of a dispute regarding this contract, Kuwaiti courts have jurisdiction.
If the second party breaches any condition of this contract or any legal provisions, the contract will be automatically terminated and legally null without notice or court order. The second party’s occupancy will be considered illegal, and expedited eviction proceedings will apply.
